Up to date demographic information related to real estate is often based on data collected by the U.S. Census Bureau but because Milton was incorporated as a city 6 years after the last U.S. Census in 2000, no such information will exist until after the next Census in 2010. Other sources of demographic information are real estate research reports based on data from the Multiple Listing Services (MLS). According to a leading private real estate research company named OnBoard LLC, the 30004 zip code that constitutes the majority of Milton contains a population of about 57,500 who live in 20,756 homes. 76.44% of the residents are homeowners, the median home value is $288,000, the median income is $99,412 per year, and the median age of residents is 36. Milton’s convenient location close to Georgia Route 400 makes it an ideal choice for homeowners who commute to jobs in Atlanta and appreciate living in a picturesque country setting where pastoral meadows are interspersed with valleys, streams and forested hillsides.

A cross section of Milton’s residential neighborhoods reveals two types

Milton is characterized by two different types of small upscale residential neighborhoods. Subdivision neighborhoods contain as many as several hundred homes that are located in self-contained communities off the main roads. Open-road neighborhoods are smaller residential nodes, and they are generally found on small streets leading off two-lane country roads. Both types of developments consist of custom built homes on relatively large properties. There is still a lot of undeveloped land in Milton and more upscale subdivisions are anticipated in the future because there is sustained demand from buyers for high value properties with prices ranging from $300,000 to many millions of dollars. The demand for commercial real estate is even higher because less of it has been zoned for retail development, and the economic opportunities for stores located in such a high income residential area are lucrative.

The largest subdivision neighborhood in Milton is Crooked Creek, which is situated on over 500 acres of forested land in the foothills of the north Georgia Mountains. With homes priced from $450,000 to around $1,000,000, Crooked Creek is home to more than 640 families and it is an excellent example of the modern American residential resort lifestyle. Crooked Creek features the 18-hole Michael Riley Championship Golf Course, a 28,000 sq. ft. Clubhouse with a pro shop, swimming pools and a playground for children. Casual dining is available in the Clubhouse’s Trophy Room and formal dining is available in the President’s Room. The Clubhouse also has a members-only Champions Room and facilities for hosting social events and corporate meetings. Crooked Creek has 9 lighted tennis courts. Professionals from the Silvia Tennis Academy offer tennis lessons and various programs for players of all ages ranging from beginners lessons to tournament competitions.

Crabapple Crossroads is an exciting new combination residential/commercial development with over 120 brick townhomes and classically designed cottages that are located in the heart of the Historic Crabapple District in Milton. All the homes are within walking distance of the famous Shops of Crabapple. The Crabapple Mercantile Exchange, which is being built adjacent to Crabapple Crossroads, will provide 23,000 sq. ft. of new space for retail stores and restaurants. New retail developments will also be opening along Crabapple and Birmingham Roads.

Blue Valley Estates appeals to equestrians by providing a 32-stall stable and a large riding arena for communal use. Many beautiful custom built homes are situated along a labyrinth of winding horseback riding trails that pass through forests of hardwood trees with streams and a lake. Another similar type of development is Shadowood Farms, which consists primarily of 2 to 5 acre mini-horse farms.

Crabapple Forest and Valmont are both family oriented communities that were designed to incorporate a rural feeling with spacious lots ranging from 1 to 5 acres, walking trails and plenty of open country space. Valmont also has 4 different neighborhood parks, a stocked fishing pond, a free form swimming pool with a clubhouse, an outdoor pavilion, a fireplace and a barbecue pit. Wyndham is another family oriented development with 288 homes that were designed to create a close knit, small neighborhood kind of feeling. Wyndham’s environment encourages residents to socialize with each other at the clubhouse, around the swimming pool and at the playground. This kind of friendly community interaction is typical of Milton’s residential neighborhoods.
